The 100,000 s/f office building in Bedminster, NJ is getting a series of upgrades. The building at 550 Hills Drive is being renovated by Kimmerle Newman Architects and Avison Young. The firm, working on behalf of New York Life Real Estate Investors, is overseeing improvements to the lobby atrium, meeting and conference center, tenant lounge, fitness center and elevators. The brokerage team of Jeffrey Heller and William McCaffrey of Avison Young note that there are two, 37,000 s/f full-floor availabilities for rent asap.

Compass, a residential real estate brokerage, has expanded its global headquarters at 90 Fifth Avenue by 25,000 s/f. This expansion comes less than a month after signing a deal for an Upper West Side office. The deal is for the 10th and 11th floors, bringing the company’s footprint in the Union Square office to 115,000 s/f. The company has grown its business from its startup days at 90 Fifth, first taking two full floors, and now occupying the entire office portion of the property. AJ Camhi was the in-house representation for the landlord, RFR Realty, in addition to JLL’s Jon Fanuzzi, Mitchell Konsker, Dan Turkewitz and Adam Haber. Ethan Silverstein of C&W represented the tenant.

Avison Young’s Capital Markets Debt & Equity Group recently arranged a $34 million construction loan for a luxury mixed-use development in Pennsylvania’s Lehigh Valley. The loan will finance the first phase of construction for the project, which, when complete, will feature luxury rental residences with a clubhouse and outdoor swimming pool and commercial space with a shopping center and two retail pads. The Avison Young New Jersey Capital Markets Group comprised of George Gnad, Principal, Jonathan Kristofich, Vice President, and Michael Winters, Senior Associate brokered the balance sheet loan for the sponsor.

EW Howell Construction Group has been tapped by Waltham, Mass.-based Benchmark Senior Living for the senior living developer’s first New York project. Whisper Woods is a 101-unit assisted living facility planned for Smithtown, NY at Route 25A and River Heights Drive. This project is one of several in the works on the Island, created to meet the demand for senior living as the Baby Boomer generation seeks to make alternative living arrangements

Adventureland, a production company best known for Broadway hits such as Hamilton, Avenue Q and Rent, has signed a 10,109 s/f lease at 1501 Broadway. The Avison Young team of Arthur Mirante, Michael Gottlieb, Anthony LoPresti, Matthew Hoffman and Joseph Gervino represented the landlord, the Paramount Building. Newmark Grubb Knight Frank’s Dennis Karr represented Adventureland. This is the largest of recent theatre-related lease transactions for space at the building.
