Breather, a provider of on-demand work space, has signed three separate leases at office towers in Midtown, Soho and the Financial District. An Avison Young team represented the landlord, Thor, in the 2,979 SF, five-year lease at 494 Broadway in Soho.

Simone Development Companies has acquired the former Jeraci Foods property in the Fairview Corporate Park for $5.45 million. The Italian food distributor sold its business to U.S. foods, though ownership of the 35,000 SF warehouse/office building at 90 Fairview Park Drive stayed with the family-owned business. Plans for the property have not yet been announced.

Simone Development Cos. has acquired Prospect Plaza in Hackensack, NJ, a 62,000 SF medical office building, in a transaction that marks the company’s foray into the NJ market. Simone Development plans for an extensive upgrade to Prospect Plaza, which is currently 52% occupied. The three-story property is home to mostly medical tenants.

According to a recent report from Avison Young, it was lease renewals, rather than new lease deals, that fueled Fairfield County’s office market during the first and second quarters of 2017. Avison Young reported a 9.5 percent decline in leasing activity during Q2 2017, compared with the first three months of this year. Avison Young notes that Fairfield County has one of the highest vacancy rates int he country for office space, and it’s clear that the market and user needs have changed.

Tatiana Calvo, an agent with Rutenberg NYC, negotiated a higher-than-asking-price sale for a 2BR, 2BA apartment in Windsor Terrace. Originally listed for $1.199m, the spacious apartment with a terrace wound up selling for $1.249 million. Andrea Weksler of Douglas Elliman represented the buyer.

Avison Young announces the signing of a long-term, 4,800 SF lease for Connecticut Legal Services at 1000 Lafayette Boulevard. Additionally, the law firm of Zeldes Needle Cooper P.C., a 30-year tenant at the property, has relocated to nearly 16,000 SF in a newly built space on the seventh floor. Avison Young’s Sean Cahill and Lori Baker are tasked with handling the marketing and leasing of 1000 Lafayette for Shelbourne Global Solutions, LLC, the building’s owners.
