Grosvenor Completes Athletic Facility Near Office-to-Resi Conversion

Grosvenor has developed a 16,000-square-foot athletic facility at the British International School of Washington in D.C.’s Georgetown neighborhood. The new athletic facility is able to support one high school basketball court, one volleyball court, one futsal court, three badminton courts, four basketball free-throw practice areas, or two practice volleyball courts. There are also retractable bleachers with seating for 198 spectators.

North Bronx Orthopedic and Spine Group has signed la 5,121-SF long-term lease at 1200 Waters Place, part of Simone Development Companies’ Hutchinson Metro Center in the Bronx, while MJHS Health System took 5,179-SF of office space at Tower One at 1250 waters Place.. Simone was represented by in-house leasing and legal teams for both transactions. North Bronx Orthopedic and Spine Group was represented in-house and CBRE’s Bill Jordan represented MJHS. Aeromine Technologies was included on Building Design + Construction’s annual list of the Top 75 best-of-the-best building products. Aeromine’s bladeless rooftop wind energy system has no external moving parts and no vibration. Like airfoils on a race car, the technology captures and amplifies a building’s airflow. Needing 10% of the roof space used by solar panels, the stationary and silent Aeromine unit can generate energy at any time and in any weather. The system integrates with a building’s existing electrical and rooftop solar systems, and is up to 50% more productive than other renewable energy alternatives. Products were judged on a number of factors, including overall benefit to project teams (solution-focused, improves building operations); usefulness to clients/owners/developers in terms of performance design, maintenance, etc.; impact on health and wellness; overall innovation within a product category. JV Debuts Industrial Outdoor Storage Strategy

Quilvest Capital Partners and Axis IOS have teamed up to purchase $500 million of industrial outdoor storage properties over the next two to three years. The niche sector comprises sites zoned for industrial use where tenants can store vehicles, construction equipment, building materials or containers outside. Such properties tend to have small buildings, whereas traditional industrial properties typically have larger warehouses used for distribution. The partnership is targeting deals of $5 million to $50 million and will consider portfolios, though they are rarely offered in the space. The duo is focused on opportunistic and value- added plays but also will consider development. The JV made its first acquisition in late October, paying $6.1 million for an 16.8-acre property at 9415 NE Loop 410 in San Antonio from a local player.
