Simone Development Companies, a full-service real estate investment company, has signed seven leases totaling 26,360 square feet of medical and office space at 34 Marconi Street in the Bronx. Adjacent to its Hutchinson Metro Center campus, 34 Marconi Street is a multi-tenant medical and office property. The seven leases include Kidney Medical Associates (8,600 SF); Davita Home Training (4,500 SF); Bond Brothers (4,100 SF); Davita Clinical Research (2,500); Konica Minolta (2,400 SF); Metro Vein (2,260 SF); and Rehab World (2,000 SF).

Marx Realty, after a $45 million re-positioning of 708 Third Avenue, its 500,000 SF office tower in Manhattan, is changing the address to 10 Grand Central as a way to cater to its thousands of tenants that come to work through the famed train terminal each day. The improvement project includes the revamping of an existing entrance on 44th Street, resident lounge, 36-seat conference facility, pre-built suites and luxury materials and finishes.

Bob Savitt, Brian Neugeboren and Nicole Goetz arranged two leases at Savitt Partners’ 530 Seventh Avenue in Manhattan. The most recent deals are an 11,300 SF lease for Custora, a developer of science-based, future-focused marketing strategies; and an expansion from 5,150 SF to 12,100 SF for Kustomer, a customer experience platform that integrates applications and data in new ways. 530 Seventh Avenue has an open-air rooftop lounge called Skylark, visible ground-floor retail, and a slew of new tenants in the TAMI sector.

Pickard Chilton, the New Haven, Conn.-based architect, received one of architecture’s highest honors… an American Architecture Award for its design of River Point, a 52-story office tower in Chicago, Ill. The winners were announced by The Chicago Athenaeum and the European Center for Architecture Art Design and Urban Studies. Located at the confluence of the main, north and south branches of the Chicago River, River Point includes a 1.5-acre, terraced public park on the riverfront. The LEED-NC Gold certified project also includes sustainable design features such as low-flow water fixtures, a 50% green roof, and native landscaping.

Bob Savitt, founder and president of Savitt Partners, an owner of several office properties in Manhattan’s Garment District, is featured in this Forbes.com article about the transformation of the neighborhood. The Garment District, roughly stretching from 35-40th streets and 6th-9th avenues was once known as the home of the fashion industry. Now, Savitt says, media, tech and advertising industries are filling all occupancies, and with those leases, a demand for fast-casual to fancy daytime dining options. Savitt’s 530 7th Avenue reports more than 100,000 SF of creative and tech companies, while WeWork has taken 250,000 SF at its 500 7th Avenue. Over the past six months, Comcast has commandeered more than 100, 000 SF at 1407 Broadway for its tech group.
