The Real Deal asked several commercial real estate executives about Fairfield County’s apartment rental market, and what it means for the future. Ted Ferrarone, COO of Building and Land Technology, notes that the rental market is a feeder for single-family home purchases, as well as a place for those selling their single-family homes to reside on the other end. BLT, Ferrarone says, has build projects with intentionally smaller units to provide a lower price for those just getting out of college, as well as buildings that might cater to empty nesters who might need a bit more space and amenities.

Rutenberg NYC agent Jeffrey Fields secures $70,000/month for a 3br/5.5ba penthouse at the Puck Building. The posh listing comes fully furnished, and has a huge terrace that overlooks Houston Street. The 5,222 SF apartment was previously on the market for sale at $35.1 million.

Savanna is in contract to acquire a 300,000 SF office property at 19 West 44th Street for about $195 million. The property, known as the Berkeley Building, is owned by German investment manager Deka Immobilien. A Colliers International team led by Richard Baxter and Robert Stamm is brokering the transaction.

Madison Realty Capital and Artemis Real Estate Partners has acquired two industrial warehouses in Hollis, Queens for $78 million. The buildings at 184-10 and 184-60 Jamaica Avenue were purchased from Rodless Properties LLC. Gotham Greens, a producer of hydroponically grown leafy greens for NYC restaurants and consumers, has a greenhouse atop 184-60 Jamaica Avenue. Josh Zegen of Madison Realty Capital noted the assets’ prime location, and added that both properties will be enhanced to cater to tenants looking for quality industrial space in the region.

Caroline Vary, whose career is based on meaningful and socially responsible work, is profiled in Real Estate Weekly. Vary joined green investment and developer Jonathan Rose Companies a decade ago, and is focused on re-positioning assets and reinvigorating communities. During her tenure at Rose, Vary has led the development of the LEED Gold Certified Metro Green residential building at the Stamford Transportation Center, and will spend time working with the firm’s newly acquired Cleveland office.

Established in 2009, and with a dozen agents on its roster, Savitt, both an owner and broker, has completed massive deals for WeWork, and multiple fashion tenants at its 530 7th Avenue office property.

ITSU, a UK-based Asian-style fast food chain from the founder of Pret a Manger, is opening its first U.S. location at 530 Seventh Avenue in the Fashion District, at 39th Street, next year. The 2,100 square foot space will have around 65 seats. Bob Savitt, Brian Neugeboren and Nicole Goetz of Savitt Partners repped the building while RKF’s Jaclyn Totolo, Ariel Schuster and Michael Cohen represented ITSU.
