New York landlords are scrubbing the traditional office buildings with the tastes of the older generation and turning them into spaces that appeal to millennials. Craig Deitelzweig, chief executive officer of Marx Realty notes that the company has completed several major renovations, including the $45m redo and rebranding of 10 Grand Central. The lobby is modeled after a members-only club or boutique hotel. Dietelzweig adds that the complete makeover of a building is essential, as the building becomes part of the tenant’s brand. Renovations also boost rents and provide the landlords with future growth opportunities.

Craig Deitelzweig, chief executive officer of Marx Realty, is quoted in this WSJ article about the Sears bankruptcy filings. As many Sears department stores, auto centers and Kmart stores — which are also owned by the holding company — make plans to close, property owners are preparing for the shake-up and making contingency plans to fill empty space at their centers. Marx Realty owns the Cross County Shopping Center in Yonkers with Benenson Capital, where Sears has leased a three-story, 250,000 SF building for 40 years. The center has great foot traffic and is 98% leased. However, centers around the country who are not seeing such strong leasing activity may suffer from the loss of an anchor tenant.

R New York will host its first annual charity poker tournament on October 24, where proceeds will benefit the Wounded Warrior Project. The winner will get a front row seat at the 2019 World Series of Poker Main Event in Las Vegas. R New York was formerly operating as Rutenberg NYC/Charles Rutenberg LLC and this will be the company’s first event with its new name. The Wounded Warrior Project is a charity and veterans service organization which offers a variety of programs, services and events for wounded veterans of the military actions following September 11, 2001.

ABS Altman Warwick, a New York City-based capital market advisory firm, today closed on a large permanent loan for the 12-story, newly-renovated office building at 162 Fifth Avenue in New York City. The 145,000-square-foot building includes added penthouse, boardroom and garden space and is owned by long-time clients of the firm.

Thornton Tomasetti was the structural and facade engineer for 407 North Maple Drive in Beverly Hills, California. The 95,000-square-foot, four-story office building owned by Tishman Speyer, recently underwent a $10-million renovation. Part of the renovation was a new glass entry lobby and enclosure of the existing colonnade. The addition of the new all-glass entrance, also known as “the jewel,” provides maximum transparency for a visually appealing arrival experience, according to the architect. The project was featured in the “Great Glazing'” column in Glass Magazine.

The Praedium Group has acquired Trees of Newnan Apartments, a 500-unit multifamily community in Newnan, Ga. The Trees of Newnan Apartments offer 22 three- and four-story apartment buildings, with one-, two- and three-bedroom units that feature nine-foot ceilings, vinyl plank flooring in the kitchen, wood cabinetry and stainless steel appliances. The complex is in proximity to the airport and Downtown Atlanta, as well as the 1.7-million Ashley Park. The Praedium Group is planning to rebrand Trees of Newnan and will modernize amenities and clubhouse space, and is also considering upgrades to the unit interiors.
