An article in Real Estate Alert reports on an increase in the sale of large apartment properties in 2019, up 4% the year prior, with $115.8 billion trading. up from $111.4 in 2018. Transactions higher than $25 million surpassed office as the most active sector. Russ Appel, founding principal of The Praedium Group, said the firm was very active in more affordable housing markets such as Florida. Other desirable markets include metro Atlanta, Seattle, Phoenix.
Marx Realty arranged a 3,500-SF lease for Sweetgreen, the popular salad chain, on 44nd Street at 10 Grand Central. Marx was represented by Henry Henderson, VP of leasing, while Jacqueline Klinger of The Shopping Center Group represented Sweetgreen.

The Orlando Sun Sentinel’s Growth Spotter column features Pathway to Living’s $20.8M acquisition of The Sheridan at Windermere. The 118-unit assisted living and memory care facility at 13798 Speer Island Drive will be rebranded to Azpira at Windermere. Pathway to Living is the seniors housing arm of Chicago-based real estate investor and operator Waterton and this transaction marks the company’s first in the Florida market.

Marx Realty, which jointly owns the Cross County Shopping Center in Yonkers with Benenson Capital Management, is taking over leasing and management responsibilities for the 1,150,000-square-foot property. The move to bring leasing and management directly under Marx’s wing coincides with an underlying transition program to build activity at the center and bring the former Sears store back into service following its closing in July 2019. The four-story building contains about 200,000 square feet of space.

Waterton, a Chicago-based real estate investor, has acquired the 456-unit Vegas Towers in Las Vegas, a two-building, 10-story community. The 1970s-era apartment complex sold for more than $100 million.
Fairstead

Fairstead, a real estate firm committed to the preservation of high-quality housing, announced the financing of a 905-unit portfolio of subsidized housing across nine properties (49 buildings across Brooklyn and Manhattan) in New York City. Over the last six months, in nine distinct transactions, Fairstead restructured the $430 million portfolio with $310 million in HUD-insured financing.
