As a result of the Champlain Towers South condo collapse in Surfside, Florida, condos and co-ops around the country are proactively requesting inspections. Stuart Saft, a partner atHolland & Knight who is chairman of the Council of New York Cooperatives & Condominiums, said NYC buildings have very different situations from that of the seaside complex that collapsed in South Florida. He doesn’t believe any residential building is on the verge of collapse in New York, but called Surfside a wake up call and knows that this will leave NYC buildings and others across the country better prepared.

Engineering News-Record talks with industry experts about the ways technology can aid in more frequent and cost-effective inspections of buildings. Badri Hiriyur of Thornton Tomasetti, founder of T2D2, a startup spun off from the structural engineering firm, highlights the software’s capabilities to automate preliminary inspections. T2D2 uses AI-driven algorithms to automatically analyze photo and video of the facades of buildings for visible deterioration or damage. T2D2 can use its machine learning to tag those cracks, spalls and rust for closer inspection by an onsite engineer.

Law firm Carmody Torrance Sandak & Hennessey is relocating from its local offices at 707 Summer Street to 19,241-SF at 1055 Washington Boulevard in a lease arranged by CBRE. The 10-floor office building stands next to the Parc Stamford condominium tower and across the street from Mill River Park. CBRE officials said the deal represents the first major lease at 1055 Washington since their firm became the property’s exclusive leasing agent earlier this year.

The New York Post revealed the repositioning of RFR’s 477 Madison Ave. at East 51st Street, a 325,000-square-foot property across from St. Patrick’s Cathedral. In addition to a tinted facade and all new windows, architect MdeAS redesigned the lobby, 15,000-SF of outdoor terraces and new storefronts. The building is about 60 percent leased to tenants including Kayne Anderson Capital Advisors, Rivkin Radler, Atlas Merchant Capital and Atlantic Street Capital. A Newmark team of David Falk, Eric Cagner, Peter Shimkin and Daniel Levine will handle leasing for the remaining floors.

Marx owns 10 Grand Central in Midtown, and one tenant needed a written guarantee that a bar cart would come out for happy hour every evening. Another asked for the lease agreement to include that 10 GC’s signature leather/lemon/vanilla scent would also make its way into their new office.
