The New York Post revealed the repositioning of RFR’s 477 Madison Ave. at East 51st Street, a 325,000-square-foot property across from St. Patrick’s Cathedral. In addition to a tinted facade and all new windows, architect MdeAS redesigned the lobby, 15,000-SF of outdoor terraces and new storefronts. The building is about 60 percent leased to tenants including Kayne Anderson Capital Advisors, Rivkin Radler, Atlas Merchant Capital and Atlantic Street Capital. A Newmark team of David Falk, Eric Cagner, Peter Shimkin and Daniel Levine will handle leasing for the remaining floors.

Craig Deitelzweig of Marx Realty talks about unique ways that he has signed deals since tenants started their return to the office. Marx owns 10 Grand Central in Midtown, and one tenant needed a written guarantee that a bar cart would come out for happy hour every evening. Another asked for the lease agreement to include that 10 GC’s signature leather/lemon/vanilla scent would also make its way into their new office.

Waterton, a national real estate investor and operator has acquired The Amelia Apartments, a 200-unit apartment community in Quincy, Mass. at 10 Faxon Avenue. The 10-story property was built in 2006 and features studio, one- and two-bedroom rental homes. Of the 200 residences at The Amelia, 25 percent were recently renovated and Waterton will implement its comprehensive value-add program to upgrade the remaining apartment homes creating a consistent finish level across the property.

L+M Development Partners, Jonathan Rose Companies and Acacia Network closed on a $223 million in financing for the second and final phase of a 700+-unit affordable housing project in East Harlem. Phase two of the project, known as Sendero Verde, will feature a 34-story tower with almost 350 affordable housing units serving tenants ranging from the formerly homeless to people earning 90% of area median income. It will also include about 23,000 square feet of community space and 4,700 square feet of retail space.

Edge-on-Hudson, a project to redevelop the former General Motors North Tarrytown manufacturing site in Sleepy Hollow celebrated the topping out of NorthLight, developed by Hines. NorthLight is part of the Edge-on-Hudson complex, and will have 246 units in a mix of studio, one-and two-bedroom apartments. The connected parking garage will have 427 spaces. Among the amenities are a 17,000-square-foot outdoor courtyard with swimming pool, firepits, lounge areas, fitness center, pet spa and playroom for children.

Target has just leased 31,000 square feet at One Court Square in Long Island City. The store will have a dedicated ground-floor entry, the entire 23,400-SF second floor and a portion of the third story. Savanna, the owner of One Court Square, is upgrading the building with an $85 million capital improvement program. Jeff Howard and Ben Weiner of RIPCO Real Estate represented Target while Savanna was represented by Steve Baker and Daniyel Cohen of Winick Realty Group.
