Crain’s New York Business featured a 2,123 SF lease for Cap’t Louis Seafood Boil in its Deals of the Day. The restaurant will open at Simone Development Companies’ Throggs Neck Shopping Center in the Bronx. Karnit Mosberg of Royal Properties represented both the tenant and the landlord.
Castle Lanterra Properties

Jack Berlin has joined Castle Lanterra Properties, a multifamily investment company, as senior managing director of credit. Berlin joins from Millenium Management, and will be responsible for distressed debt deals and assisting vet acquisitions as the firm expands into industrial and senior-housing sectors.

Simone Development Companies has expanded its Manhattan healthcare portfolio with the purchase of a 12,000 square-foot medical condominium at 225 East 34th Street in Manhattan for $11.15 million. The property is 100% occupied under long-term lease by NYU Langone and is located on the first floor of The Charleston, a 191-unit luxury residential building in Murray Hill. Simone Development was represented by legal counsel Brian Sampson, Erica Nazarian and Jared Van Vleet from SVNS Partners on the acquisition and financing.

A New York Post article on NYC commercial leasing activity includes Marx Realty’s 10 Grand Central, a 500,000 SF Midcentury tower on third avenue and E. 44th Street. The asset reports stellar leasing activity — 34,000 SF of newly signed and expanded leases – as tenants drawn in by Marx’s recent $48 million capital improvement program and repositioning. Marx signed 15,000 additional square feet for LIV Golf Inc, Family Management Corp and Kasa Living. On the retail front, fast-casual Mediterranean eatery CAVA took 2,600 square feet of ground-floor corner space. Marx converted more than half of 46 previously unused outdoor terraces for tenant use. Upgrades also include a new, four-story entry portal on East 44th Street with walnut doors leading into a sleek lobby, and an indoor-outdoor club floor with its own lounge, conference space and landscaped terrace.
Waterton

Waterton, a Chicago-based real estate investor, purchased the Verona at Boynton Beach Apartments for $80 million from Verona at Boynton Beach LLC. The three-story, 260,000-SF apartment complex was built in 2002, with amenities such as a clubhouse, a pool, a fitness center, a playground, and picnic areas. Waterton will make make some renovations to Verona, including enhancements to the amenities and apartment finishes.

Inhabitat featured Uplands II, a 124,081-SF health and wellness office building in Austin, Texas. Developed by Drawbridge Realty, Uplands II is part of the Uplands Corporate Center, designed for a post-COVID office environment with tenant health and wellness, plus building sustainability, at top of mind. An important feature of the health-and-wellness-focused property was the installation of View Smart Windows, which increase energy efficiency, reduce the need for blinds, and maximize natural light while enhancing views.

The Praedium Group

The newly built Reid suburban multifamily community in Tucker was purchased for an undisclosed amount by The Praedium Group. The transaction comes on the heels of the firm’s acquisitions of apartment communities in Nashville, Tenn.; Orlando, Fla.; and Dallas. Last year, the group purchased the 316-unit Broadstone Sugar Hill in Gwinnett County. Praedium’s investment strategy targets rental housing in suburban markets with above-average job and population growth, according to a press release. The Reid was completed in 2021 and has 242 units in three buildings standing four and five stories high.

KezMed Medical PC signed a long-term 2,175-square-foot lease for medical office space at Simone Development Companies’ 2510 Westchester in the Bronx, bringing the property to 95% occupancy. The cardiology practice was represented by Jon Smilowitz of Douglas Elliman, while Simone’s Josh Gopan represented ownership in the lease negotiations.
