When Marx Realty, the York-based owner-developer acquired 545 Madison Avenue in December 2019, occupancy was at 68% and in danger of falling to 40%. With 76,500 square feet of new and extended leases, 545 Madison is now 100% occupied. A Cushman & Wakefield team led by Tara Stacom represented Marx in lease deals for Vialto Partners, Qurate Retail Group, Ogden Capital, Corniche Growth Advisors and a well-known private equity firm.

Simone Development Companies and Stagg Group have commenced construction on West View Apartments, a 186-unit affordable housing development that marks Phase 2 of a mixed-use project at 26 Garden Street in New Rochelle, NY. It consists of a 208,000-SF, 24-story tower with 34 studios, 96 one-bedroom and 56 two-bedroom units. Phase 1 of the project, consisting of a six-story building, was completed last summer by the Simone/Stagg partnership, and includes the new home of the New Rochelle Family Court.

The corporate event and performing arts center for approximately 1,800 people features a signature sawtooth facade and is supported by long-span steel trusses. The article appeared in the August issue of Modern Steel Construction.

However, two years of losses and accumulating debt is lingering over owners and operators. Rising labor and operational costs have not abated, either. Though, the city’s tourism trade is booming, and this projects a rosy future for the hotel sector. Treeline announces the first signed lease at its Treeline Industrial Park at 2830 U.S. Highway 421 N in Wilmington, NC. This news comes just one month after Treeline’s acquisition of the 80-acre industrial site from OmniSource LLC. Treeline is planning to develop a multi-million-dollar modern industrial park, including a full state-of-the-art rehabilitation of the site’s existing 115,000 square-foot industrial facility. Treeline’s Daniel Schor spoke with Wilmington Biz reporter Cece Nunn about the project and its place in the Wilmington market.

Simone Development Companies has completed the redevelopment of a four-story, 110,300 square-foot industrial/flex R&D property at 250 E. Sandford Blvd. in Mount Vernon, NY. Jim MacDonald and Josh Gopan of Simone Development manage the marketing and leasing of the property, which was originally constructed in 1970. Simone acquired it in September 2021 and began a renovation that included a new exterior façade, new windows, new elevator, the addition of a front-loading dock and complete paving and restriping of the entire three-acre site.
