Civic Hall, a digital training center, signed an 85,000-SF lease at Zero Irving. The company’s new outpost will be at the Union Square tech hub developed by RAL Development Services, and is expected to open in early 2023 across six floors of the 21-story property.

Rubenstein Mortgage Capital has provided a $62 million first mortgage loan for the acquisition of 3400 at CityLine, a 312,345-SF, five-story, Class A office building in Richardson, TX. An affiliate of Chicago-based Zeller Realty Group was the borrower. RMC provided initial funding of $57 million at closing with an additional $5 million funding for future leasing costs. Andrew Murray, SVP of debt originations for RMC, originated the transaction.
EW Howell Construction Group

EW Howell Construction Group served as general contractor for two New York City public schools – PS 464 in Manhattan and the Tommie L. Agee Educational Campus at IS 419 in Flushing. The firm also celebrated the construction kickoff of a third, IS 322K in Brooklyn. The firm was awarded the contracts by the New York City School Construction Authority.

Silverstein Properties and Arden Group, the joint venture that owns 1735 Market St., have signed five leases totaling 75K SF. UBS Financial Services signed the largest of the five, taking 23K SF on a 10-year, 10-month lease to relocate from elsewhere in the building to the 44th floor. Capital One has also signed a nine-year, 22K SF lease to place an “innovation center” in the building, relocating some office functions from the suburbs.

Hodges Ward Elliott, a boutique real estate capital markets advisor, recently released major takeaways from its New York City Q2 2022 hospitality market report. As the U.S. continues to recover from the events of the last two years, New York City tourism is returning to pre-pandemic levels as both international and business travel to the area has surged over the past few months. In addition, the reopening of numerous hotels throughout the city, as well as the return of Broadway shows, has also stoked the market, which bodes well for the future health of the New York City hospitality sector.
