Marcus & Millichap Capital recently arranged a $4.1 million bridge loan for the buyer of the Powerhouse Villas duplex portfolio in Yakima. The five-year-old complex has 24 units. M&M’s Tammy Linden secured the funding, and Zachary Howe brokered the deal from three separate sellers.

Vessel Technologies Inc. is moving into Connecticut and bringing a novel approach to tackling the state’s housing shortage by quickly and efficiently building “attainable” units geared toward middle-income residents. The New York development firm has one 30-unit building under construction in New London, along with proposals for 30 apartments in Rocky Hill and an 80-unit building in Simsbury. The three projects follow a similar formula of primarily one-bedroom apartments targeted at residents who don’t qualify for subsidized housing but for whom luxury or even market-rate rents are out of reach, as affordable housing has become a top priority of state officials.

Vessel RE Holdings LLC, an affiliate of Vessel Technologies, plans a four-story building at 446 Hopmeadow St. in West Simsbury, CT, proposing a multi-unit residential development with 80 rental apartments. The company sees a valuable market in smaller, more affordable units in highly desirable communities, that would appeal to young professionals or empty nesters.

The Real Deal reports on the multifamily market’s banner 2022; the sector accumulated $16 billion in total dollar volume last year. A report by Ariel Property Advisors is cited in the article, noting that 2022 was the best year for multifamily since 2016. Deals for multifamily properties accounted for nearly 42% of the city’s $38.4 billion in investment activity. “The entire multifamily sector performed well in 2022,” notes Shimon Shkury, Founder and President of Ariel Property Advisors. “The passage of the Housing Stability and Protection Act in 2019 followed by the unforeseen challenges of the pandemic significantly impacted multifamily sales over the last couple of years. In fact, the sector saw a major resurgence in 2022 with $16 billion in total dollar volume consideration for all multifamily properties (small buildings, buildings with 6-9 units and 10+ units), which is on par with 2016 market multifamily activity.”
