EW Howell Construction Group and Iona College have opened the North Avenue Residence Hall in New Rochelle, NY. The seven-story, 100,000 SF community offers 310 beds in a combo of two-and four-bedroom, suite-style units. Studio Hiller Architects designed the project.

Simone Development Cos. announced that American Family Care, formerly AFC Doctors Express, has nearly doubled its lease at Throggs Neck Shopping Center to 5,500 SF. The clinic will feature six new exam rooms, and a laboratory, plus offices and other storage.

In Brick Underground, Andy Gerringer of The Marketing Directors, Inc. says that developers of new residential product are sensitive to how the buildings are constructed. For example, mechanicals are no longer on the first/ground floor. Especially if you’re buying or renting near the waterfront, you can be sure developers are paying attention to the new regulations.

The former offices of Gov. Alfred E. Smith are available for lease through Matthew Mandell of Newmark Holdings. A 3,698-SF portion of the second floor of 80 Eighth Avenue includes Smith’s offices with original woodwork and detail. Developed in the Roaring Twenties, it was designed for an occupied by Smith who left his Albany post in 1929 after he lost his bid for presidency. Newmark Holdings will be renovating the offices to pay homage to its history and architecture, while making it more modern for today’s needs.

Today’s “Between the Bricks” in the New York Post: Pottery Barn will take over 20,000 SF retail space currently occupied by Lillian August at Savitt Partners’ 11 W. 19th Street in the Flatiron District in 2017. Bob Savitt represented his own building, while Mark Finkelstein of Retail Strategies represented Williams-Sonoma, Pottery Barn’s parent company. Upstairs, 11 W. 19th has tenants such as Tory Burch and Publicis, with Zio Ristorante as a ground-floor tenant.

Four law firms have renewed long-term leases, totaling 100k SF, at Treeline Cos’ Garden City Plaza and Franklin Avenue Plaza portfolio. Treeline Cos’ Kraig Silver repped the landlord in all four transactions.
