Savanna, a NYC-based real estate investment manager, owner/operator, and developer, announces the completion of its leasing campaign at 434 Broadway. Two recent leases signed at the nine-story office and retail building in the Soho neighborhood bring the occupancy rate to 100%. Elysium Health, a consumer health company, inked a 7,205 s/f lease, with a team from JLL representing Savanna in the deal. Modern Post, LLC, a full-service post-production company, also signed a 10-year lease for the entire fourth floor, consisting of 7,230 square feet.

A team from CBRE’s Melville office represented Joss Realty Partners in its $75.5 million sale of a nearly 220,000 s/f property at 60 Charles Lindbergh Boulevard in Uniondale, NY. The office building is fully leased through 2036 by Nassau County, which operates its Health and Human Services divisions at the asset. The buyer, Salus Federal Properties, was represented by Will Bradley of CBRE’s Richmond, Va. office.

The New York Times has an exclusive interview with Soho Properties’ Sharif El-Gamal, the developer behind 45 Park Place. The SOMA-designed, 50-story condo tower with interiors by Piero Lissoni is expected to rise in TriBeCa. Stribling Marketing Associates is handling sales for the property. Kelly Boyer has joined Rose Community Capital as a director in Los Angeles to expand its West Coast activity. The company is a subsidiary of Jonathan Rose Companies, and originates FHA loans and makes direct and joint-venture investments in multi-family properties. Boyer was previously a director at Citigroup’s Community Capital Unit.

The CBRE Tristate Institutional Properties team of Jeffrey Dunne, Steven Bardsley and Alex Riccio represented SL Green Realty Corp. in its $21 million sale of 520 White Plains Road to Signature Acquisitions LLC. The 180,000 s/f, Class A office property in the Tarrytown Corporate Center is 96% leased.
HFZ Capital Group

HFZ Capital Group, led by Ziel Feldman, closed on a $1.25 billion construction loan for The Eleventh, its Chelsea project that includes two Bjarke Ingels-designed towers and 240 condos, with a 137-key five-star hotel operated by Six Senses Hotels Resorts Spas, and a 90,000 s/f retail component. The construction loan is by the Children’s Investment Fund, and is one of the largest of this cycle, particularly for a project with such a large condo component.
