Thornton Tomasetti Vice President Bruce Arita, head of the firm’s Property Loss Consulting practice, notes that the number of assessments is daunting, and the size of the Houston area makes it hard to get around. The firm is completing insurance assessments near Corpus Christi and will be in Houston later this month.

Onyx Equities, LLC, in a joint venture with Garrison Investment Group, has acquired a four-property, 847,805-square-foot office portfolio throughout Bergen County, New Jersey. The transaction represents the largest Bergen County market office property purchase completed to-date this year. The properties include 461 From Road and 15 East Midland Ave., both in Paramus, and 365 West Passaic St. and 395 West Passaic St. in Rochelle Park.

Savanna has secured a $100 million construction loan for a high-end boutique office building it’s raising on West 56th Street. A senior portion of the debt was received from United Overseas Bank and a mezzanine loan was from Canyon Partners Real Estate.

Downtown Denver is getting a new 11-story office tower, which will serve as the Denver Housing Authority’s headquarters. Aside from the office space itself, the building will feature a market selling fresh foods, and rental space for small businesses and nonprofits. Rose Urban Green Fund, an affiliate of Jonathan Rose Companies, has dedicated $10.25 million to the construction.

Rose, founder and president of Jonathan Rose Companies, that will be dedicated to the acquisition, improvement and preservation of affordable housing nationwide. Because of the high demand for this asset class, affordable housing appeals to investors due to its low risk and steady income.

Madison Realty Capital announces the closing of a $297 million construction loan for River Park, a three-building mixed-use development in Cobble Hill, Brooklyn. The borrower and developer of the project is Fortis Property Group and the development sits on three adjacent sites that formerly comprised the Long Island College Hospital medical campus.

A $22.3 million first mortagage loan to refinance a five-property portfolio in L.A. was originated by Pembrook Capital Management. The portfolio includes four multifamily properties and one commercial property. The refinancing lowered the sponsor’s interest rate and allowed for fresh capital to improve the residential units.

A new lease for the entire 158,150-SF commercial property at 95 Evergreen Avenue in Brooklyn’s Bushwick has been signed by the New York City Department of Citywide Administrative Services. The building, owned by Savanna and Hornig Capital Partners, is the home of the former Joseph Schlitz Brewing Company, and the building will house offices for the city’s Human Resources Administration. Three Brooklyn offices will be relocating to this Bushwick location.
