In this week’s Commercial Observer: Under Construction, the Newmark Holdings team talks about renovations at 40 Exchange Place, a FiDi property purchased with Northwind Group from Weiss Realty in 2015 for $115m. A gut rehab of $20 million brought the building up to code – sprinklers were installed and a visible fault line in the façade was repaired, among other initiatives – and the renovations are nearly complete.

Jedd Nero of Avison Young has been tapped by Sitt Asset Management to lease 59,000 SF of retail space at 2 Herald Square. Nero’s son Robert Nero, Jeremy Schwartz, Howard Aaron and Maria Fernandez are part of the leasing team. The Victoria’s Secret flagship store and WeWork are tenants at the property.

Simone Development has signed a 40,000 SF lease at 535 Zerega Avenue for New York Road Runners. The company is consolidating warehouse space for storage of its race-day materials from around the city to this one Bronx location. Additionally, DJ Ambulette Service plans to expand its square footage at the Zerega Industrial Park, growing to 30,000 SF from 15,000 SF at 1200 Zerega Avenue. Josh Gopan and James D. MacDonald of Simone Metro Properties represented the owner, Simone Development, and CJSA Realty, the co-property owner, in both transactions. Richard Warshauser of Colliers International represented NYRR, while DJ Ambulette represented itself.

He also notes that since the minimum wage has been raised, restaurants have to charge more for food. This will impact customer’s behavior, and could hurt ability to pay retail rents in the long-run.

Kalmon Dolgin Affiliates, owners of the Conshohocken Spring Mill Corporate Center plan to spend more than $10 million to partially demolish a former industrial building that was the former site of Lee Tire Co. into 42,000 sf of new offices, with parking and picnic spaces. KDA says its renovation plan for the what is now a 635,000 SF, four-building office park includes the addition of 25,000 sf amenities in the main building.
