The 79,498 SF office building at 825 East Gate Blvd in Garden City has sold for $9 million, in a sale brokered by Jeffrey Dunne, David Gavin and Travis Langer of CBRE’s Institutional Properties in collaboration with Vincent LaManna of CBRE’s Melville office. The team represented the seller, TSPartners and procured the buyer, CAF Realty.

A team of Jeffrey Dunne, Steven Bardsley and Travis Langer from CBRE’s Institutional Properties brokered the $22.6 million sale of 225 High Ridge Road, an office complex in Stamford, Conn. The buyer, TNREF III High Ridge LLC is a JV between Baywater Properties and True North Management Group, and the seller was RA 225 High Ridge LLC, an entity controlled by Australian RNY Property Trust. The complex covers 244,100 SF, with tenants such as Synapse, Bank of America and Mass Mutual.

Josh Barbanel takes a look at The Greenpoint, a 40-story glass condo tower under construction at 21 India Street in Brooklyn. The building is being developed by a joint venture that includes Mack Real Estate Group and Palin Enterprises, in conjunction with Urban Development Partners. Situated on the East River waterfront, the building will include 12,000 SF of outdoor space, a waterfront gym, retail space, and a restaurant by Marcus Samuelsson of Red Rooster fame.

Kalmon Dolgin Affiliates, a New York-based property investor, owner, manager, and broker, has embarked on an extensive renovation of its Spring Mill Corporate Center in Conshohocken, Pa. The four-building office complex totals 635,000 SF and is 94% occupied. KDA plans to raze a 120,000 SF portion of an existing warehouse to create more parking, and convert the remaining square-footage into an office building. A former storage facility will be turned into a tenant amenity center.

Marcus Samuelsson Group has signed a new, 4,000+ SF lease at The Greenpoint for the Red Rooster restaurant. Chef Marcus Samuelsson will bring the Harlem eatery to Brooklyn for its first location in the borough. The Greenpoint is a luxury residential complex under development on the East River waterfront by Mack Real Estate Group and Palin Enterprises, and Urban Development Partners.
