Kalmon Dolgin Affiliates’ James Dario Jr. represented both owner and tenant in a 15,000 SF lease deal at 185 2nd Avenue in Gowanus, Brooklyn. A masonry and building materials provider, F. Ranieri + Sons Corp. has owned the property for more than a century. Frank Ranieri will rent the building out to American Tool + Equipment Rental The asking rent in the 15-year deal was $20 per square foot.

Keiko Morris of the Wall Street Journal reported on findings from a recent Workplace Report put out by Ted Moudis Associates, a corporate architect and interior designer in New York City. According to the report, we are seeing an increase in the amount of square footage per employee when shared work settings are taken into account. Many companies are expanding the selection of alternative places to get work done such as cafe and kitchen areas, informal living room spaces and quiet zones.

Avison Young has arranged nearly $37 million in financing for two multifamily and mixed-use projects in Essex and Hudson counties. Avison Young principal George Gnad, Jonathan Kristofich and Ryan McCausland arranged a ten-year, fixed-rate CMBS loan for $30.3M for Essence 144, a 156-unit apartment building at 144 South Harrison Street in East Orange, NJ. The Avison Young Morristown debt and equity team also arranged a $6.6 million, five-year loan for Rushmore, an 18-unit mixed-use apartment building at 17 Division Street in Jersey City.

The CBRE team of Jeffrey Dunne, Gene Pride and Eric Apfel represented Beachwold Residential in the sale of Willow Grove, a 135-unit Class-A apartment community in Danbury, Connecticut to an affiliate of Friedkin Realty, LLC for $31.25 million.

Knotel. a provider of flex-work space, signed two separate Manhattan leases. A team from the Schoen Group at Savitt Partners represented Knotel in a 29,171 SF lease at 137 Varick Street. Knotel also signed a 27,000 SF, three-floor deal at Newmark Holdings’ 40 Exchange Place downtown. The landlord also welcomed Breather to a 1,250 SF space at the property, and January Digital signed a deal for 4,554 SF. The news was featured in today’s New York Post “Between the Bricks.
