The Wall Street Journal talks about the latest must-have for office properties — apps for employees. At CIBC Square, two office towers being developed by Ivanhoé Cambridge and Hines in downtown Toronto, the partnership is working with anchor tenant Canadian Imperial Bank of Commerce to develop a workplace app for employees. It will allow them to book meeting rooms and fitness classes for the building’s gym, change the lighting and temperature at their desk, order food and find a lunch companion. .

Thomas Pajolek of CBRE Stamford notes that abandoned office properties don’t often have the amenities, natural light or transit proximity that tenants want. At Harbor Landing, Building and Land Technology’s mixed-use development in Norwalk, office and residential are connected. Sean Cahill of Avison Young adds that Stamford is no longer the 9-to-5 town it used to be, and the evolution of the city as a place where people want to be is driving these new properties.

GFP Real Estate and Northwind Group have closed on $100 million in refinancing for 40 Exchange Place in FiDi. The 20-story, 300,000 SF building was acquired by GFP and Northwind in November 2015, when a capital improvement program was promptly implemented. The loan is a 10-year, fixed-rate refinancing loan through Capital One Bank.

Simone Healthcare Development, a division of Simone Development Companies, is expanding its lease with Montefiore Health System, one of New York’s premier academic health systems. The new lease will total 96,500 square feet of office and medical space at the company’s Hutchinson Metro Center in the Bronx. The long-term expansion lease is for 90,000 additional square feet at Tower One of Hutchinson Metro Center (1250 Waters Place in the Bronx) and 6,500 square feet at the nearby Metro Center Atrium. The space at Tower One of Hutchinson Metro Center will allow Montefiore to consolidate more clinical and administrative divisions under one roof.

Avison Young principal Sean McDonnell represented Connecticut Dermatology Group and Coastal Eye Surgeons on new leases at 600 West Putnam Avenue in Greenwich, Conn. McDonnell, head of Avison young’s Healthcare Affinity Group, also negotiated on behalf of the landlord, John Fareri of Fareri Associates LP. Connecticut Dermatology is the largest skin care treatment center between New Haven and NYC, and it signed a long-term lease for more than 6,000 SF. Coastal Eye Surgeons leased 4,300 SF at the property. Greenwich has emerged as a hub for medical services.
