Opening in March as part of a new, $5 billion project in Tokyo, is Takanawa Gateway. Japanese developers are targeting overseas business in the hopes of elevating Tokyo as an Asian center, and will also showcase the cutting-edge technology during this summer’s Toyko Olympics. New Haven, Conn., architectural firm Pickard Chilton designed the master plan for the development, called Global Gateway Shinagawa, which sits on a former train yard that stretches a full mile north to south, and Principal William Chilton speaks with the WSJ.

Waterton expanded its Houston holdings with the purchase of a portfolio of three garden-style apartment complexes totaling 809 units, all within 22 miles of downtown Houston, TX. Exterior and interior improvements are planned for the properties, which include: Madison on the Meadow, a 264-unit property with 11 three-story, garden-style buildings at 12660 Stafford Road, Stafford; Reserve by the Lake, a 348-unit complex with 22 three-story, garden-style buildings at 18600 South Park View Drive in west Houston; and Summerwind, a 197-unit complex with 13 two- and three-story, garden-style buildings at 2414 County Road 90, Pearland.

Avison Young’s Ed English, Ron Ganter, Tom Giannone and Paul Errigo arranged a 106,890-SF lease renewal and extension for Visual Graphics Systems, a visual communications firm at Prologis Inc.’s 330 Washington Avenue in Carlstadt, NJ. The tenant uses the building for its administrative HQ. Prologis’ Jason Tenenbaum represented ownership in-house.

Jonathan Rose Companies has bought a property on Halletts Point by Astoria Cove for around $35 million. The company will maintain the Astoria property as an affordable rental project under the Mitchell-Lama law. The 202-unit Goodwill Terrace Apartments received a $28.5 million mortgage from the NYC HDC and has income restrictions. Rose expects to invest $10 million in renovations, including energy efficiency and modernization.

Castle Lanterra Properties

Castle Lanterra Properties, which this year invested $250 million in the purchase of apartment properties, is aiming to as much as double that volume next year. The Suffern, N.Y., multifamily specialist, also has been selling properties actively. The company typically pursues a value-add strategy, buying properties that might be older and in need of renovations or that can benefit from its management capabilities. Castle Lanterra most recently paid $23 million for the 84-unit RiDE at RiNo property at 3609 Wynkoop St. in Denver’s River North, or RiNo area.

The Praedium Group acquired “Legacy on the Promenade” from Legacy Partners. The 300-unit rental complex sold for $93.5 million. Legacy on the Promenade is a four-story building with one-, two-, and three-bedroom units and 24 townhome units with attached two-car garages. The complex also offers amenities such as an outdoor lounge, pool, and fitness center. Praedium plans to rebrand the apartment complex and make several enhancements during 2020.
