The Praedium Group has acquired Everly Apartments, a 387-unit apartment complex at 2827 Dunvale in West Houston. Constructed in 2018, Everly is comprised of four 2-story carriage home buildings, four 4-story apartment buildings, and two 3-story apartment buildings. The building’s amenities include a resort-style pool with private cabanas, an indoor golf simulator, a fitness center, an outdoor beer garden and a Wi-Fi lounge with private conference rooms. Inside, units have gourmet kitchens with stainless steel appliances, granite or quartz countertops and vinyl plank wood flooring.

National Development, a Boston-based real estate developer, has acquired 201 High Ridge Road for $12.44 million. The 10-acre parcel contains a vacant 196,000-SF office building formerly occupied by GE Capital. The new buyer plans a 150-unit independent and assisted-living community, Waterstone on High Ridge. CBRE’s Jeffrey Dunne, Steven Bardsley, Gene Pride, Jeremy Neuer and David Gavin represented the seller, Steven Wise Assoc.

The New York Post delves into the latest, most sought-after tenant amenity in NYC’s office buildings — outdoor terraces and rooftops. Nearly every new office project has an outdoor space, and owners of existing buildings are figuring out ways to include them. According to CBRE, floors with terraces now command a 14% premium over non-terrace floors — with average taking rents of $105.35 a square foot clobbering taking rents of $92.34. Marx Realty’s 10 Grand Central is an example of an existing building that was renovated to include several terraces — a common one on the 7th floor and private ones on tenant floors. Marx activated several setback areas in order to create these spaces, and even added two penthouse terraces.

Michael Azarian, director of the healthcare studio at Kimmerle Newman Architects, is named one of ROI’s 2019 healthcare influencers. Azarian has managed projects in all phases of planning, designing, and construction. He has worked on numerous health care facilities, with projects ranging from small-scale renovations to master plans to complex, multiphased new construction projects, including work for RWJBarnabas Health, Hackensack Meridian, CareOne, Trinitas and Rutgers University.

The September 2019 issue of Real Estate New Jersey follows the renovation of the Nelson Glass Building in Downtown Princeton, NJ as it is transformed into a boutique apartment building. Avison Young’s George Gnad secured a $4 million construction loan for the project. Robbie Nelson, daughter of the building’s original builder/owner, will add three floors and six residential units on the top of the existing local landmark.

With more than 15 years of real estate investment, acquisition and asset management experience, she will help manage the firm’s investor and consultant relations and develop new multifamily, seniors and hotel client relationships. Pappas was formerly a director, capital markets at Holliday Fenoglio Fowler, L.P. where she was responsible for originating, structuring and closing equity and debt placement transactions nationwide.
