Hodges Ward Elliott arranged the recapitalization of Congress Square, a recently redeveloped, 371,996-SF, Class-A office tower at 40 Water Street in Downtown Boston. A Korean investor group led by Hana Financial and KTB Asset Management acquired a 95% ownership interest in the property.
Related Fund Management will own the remaining interest, while Related Beal continues to manage the asset. The HWE team of Paul Gillen, Anthony Ledesma, Daniel Parker and Allie Boyan acted on Related’s behalf to orchestrate the equity for the new partnership.

With Trammell Crow Company and NHT Communities, Standard will acquire seven parcels and two acres of land in Washington, D.C. next to the St. Elizabeths East campus. A mixed-use development of 179 residential units (about 35% of the residences will be targeted for D.C. residents making 30-80% the area’s median income) and 240,000-SF of office space is planned at the site, totaling approximately $290 million in development. Phelps Hospital-Northwell Health has signed a 4,700-square-foot lease at Simone Development Cos.’ mixed-use retail-office property at 1034 Broadway in Yonkers, NY. Simone acquired the building in 2014 and plans to begin exterior renovations on it in 2022. Interior lobbies, common areas and restrooms were upgraded in 2020.

Waterton, a Chicago-based investment firm, has acquired Stonepost at Shadow Creek Ranch, a 360-unit apartment community within the Shadow Creek master-planned community in the Houston suburb of Pearland, TX. Waterton plans to upgrade the community’s unit interiors, mechanical systems, exterior landscaping and parking areas, and will rebrand the community as Sladestone at Shadow Creek Ranch.

The US city of Birmingham, Alabama and global design firm Populous have celebrated a double-debut as the Birmingham Jefferson Civic Center Authority unveiled the new 42,000-seat Protective Stadium and the redesigned 15,000-seat Legacy Arena in the city’s downtown. Populous served as architect of record for both venues and also oversaw interior design, signage and graphic design services.
