Simone Development Companies has purchased 21 Grace Church Street for $6.5 million, a fully occupied, 65,000 SF industrial flex building in Port Chester. Simone acquired the property from Grace 21 Associates in an off-market deal. Tenants include Empire Coffee Co, AlbumX Corp. and Port Chester Market Corp.

The Park Hyatt at One57 is one of more than 30 NYC hotels currently for sale, which may indicate a weakening hotel market. Jay Morrow of Hodges Ward Elliott notes that while the market may be a little slower until there’s clarity on where it’s headed, it does create some wonderful buying opportunities for those interested in entering the hotel market or adding to a portfolio.

Alliance for Lupus Research signs 10-year, 13,541 SF lease for its HQ at RFR Realty’s 275 Madison Avenue. JLL’s Oliver Katcher represented RFR in the deal. Jersey City is New Jersey’s fastest growing metropolis, says Metro New York in its Neighborhood Guide to Jersey City. Marty Brady of The Marketing Directors adds that 5,800 of 7,000 new housing units will be rental properties – the rest will be offered as condominiums. The Marketing Directors is also working on one of the area’s newest buildings 99 Hudson, which recently broke ground and is expected for delivery in 2019.

The company has just inked its ninth multifamily acquisition for $12.5 million in the area, the Reserve at Ashley River. Renamed the Greenwood at Ashley River, the asset adds 280 class C-plus units to RADCO’s portfolio.
